Roughly fifty miles south of Missoula, Montana, at the base of the Bitterroot Mountains, The Property offers a little over three miles of trails that stay as natural as possible, allowing the land's contours and shape to guide the riding experience. With roughly 200 feet of elevation gain/loss, Mother Trail serves as the beginner-friendly heartbeat of the trail system. When climbing, the elevation is easily managed, but when descending, riders can find enough flow to make it at least three-quarters of the way down without pedaling. Connected to the central hub, Mother Trail serves as the foundation from which other trails branch and connect.
Connecting from the top of Mother Trail is Tom Shreddy, a natural singletrack route that steps things up from Mother Trail, allowing for natural progression between the two. This trail features mostly singletrack, a few switchbacks, a couple of little kickers, and nice corners, and has a great flow to it. For riders seeking more challenge, Nappy Chutes is a gravity trail blurring the line between proper DH and enduro style riding. Very rocky and technical, while a rider can find flow on Nappy Chutes, it will take some time to find the proper lines. The trail incorporates various corner types—flat corners, tight corners, steep corners, rocky corners, as well as some wide open and fast corners—where line choice is rewarded, especially in the turns.
Beyond the main trail system, The Property features Dirt Church, a jump park that incorporates tabletop jumps as well as doubles, all of which range from 16 to 20 feet long. A dual slalom track and skills course round out the offerings at this 80-acre veteran-owned bike park, where mountain biking is just one part of their vision for creating a place to reconnect with the land and heal.
